Welcome to Josietta's - a peaceful Hill Country escape on a scenic ranch! Set on a stunning 444-acre private ranch, Josietta's is your gateway to wide-open skies, scenic pastures, and Hill Country tranquility. Surrounded by mature oak trees, roaming wildlife, and breathtaking views, this charming home offers the perfect balance of seclusion and comfort-just a short drive from downtown Bandera and the Medina River.

Inside, the home features a cozy and spacious living room with large windows, comfortable seating, and a smart TV for evening relaxation. The three-bedroom, two-bath layout is ideal for families and small groups. Two queen bedrooms offer peaceful retreats, and the third bedroom with a twin-over-full bunk bed provides a fun and functional space for kids or extra guests. You'll find two full bathrooms-one with a step-in shower and the other with a tub-shower combo for extra convenience.

The kitchen is fully equipped for all your cooking needs, with a refrigerator, stove, microwave, dishwasher, toaster, two coffee makers, and all the necessary pots, pans, and utensils. Enjoy your meals at the dining table or step outside to dine al fresco with nature as your backdrop.

Outside, there's space to explore, unwind, and enjoy the fresh air. The covered deck, fire pit area, and charcoal grill create a great outdoor living space. Guests are welcome to hike the ranch trails, observe exotic animals and a small herd of donkeys, or relax near the seasonal fishing pond (please check with us in advance if you plan to fish). While there are horses on the property, please note that riding is not allowed, and guests may not bring their own horses.

Pets are welcome at Josietta's, so bring your furry family members-just be mindful of the ranch animals and wildlife.

Please note: This is a working ranch. While your home and yard are private, you may occasionally see other guests or staff on the property. Firearms, fireworks, and ATVs are not permitted.

The Cabin

3 bedrooms: 2 queens + 1 twin-over-full bunk bed.

The house accommodates up to 7 guests. The base rate covers 4 guests, and each additional guest is $20 per person, per day. We use a flexible pricing model, which means smaller groups pay less, making the home more affordable while still allowing larger groups to enjoy the space.
Pet fee set at $20 per day, per pet. (must be leashed at all times when outside and crated when gone)
Cleaning fee is $100.00
Children are welcome.
Possible discounts on pet fees for extended stays.
Strict prohibition against discharging firearms, fireworks, or using ATVs.
Certain event and holiday weekends may require a minimum three-night stay.
Water levels in Hill Country rivers and lakes are subject to variation based on rainfall.
Release of liability must be signed at time of booking.
